How to Apply (2.5 litre and 5 Litre Patio Magic ) The most efficient way to apply Patio Magic is with a low-pressure garden sprayer. You can also use a watering can fitted with a rose – this will be even quicker but surface-area coverage will be low. Once applied, just leave the product to dry on the surface. Finish. coverage. When To Apply The surfaces should be dry before being treated. Saturate the surfaces with the diluted products. Do not apply the products if rain is expected in the following 5 or 6 hours. The longer the product takes to dry on the surface, the better.
To avoid rapid evaporation, Brintons should ideally be applied
in the late afternoon or early evening. Sensitive Surfaces Discolouration : very rarely, some concrete and other hard surfaces may turn rusty-brown shortly after treatment ; this is a normal reaction to the treatment within the growths, and the discolouration will soon dissipate. Timber (garden furniture, decking) : if the mould has been allowed to turn black and is deeply ingrained, the dead mould spores can easily be trapped by the fine wood splinters and removal by the elements may not be possible. You can help to lift the dead growth with a light brushing about 3-4 weeks after treatment, and we suggest you then re-treat the surfaces. Marble : we don’t recommend use of Brintons on marble. Although our products will kill the mould and algal growths that often affect marble, removal by the elements of dead (and discoloured) growths in the veins will not be possible. Terracotta pots : Patio Magic is an ideal algaecidal disinfectant for terracotta. The products will kill mould and algae on terracotta pots but, as when using other cleaners, a chalky residue may often appear on the dry surface. And, because of the extreme porosity of terracotta, re-treatment is likely to be required after a few months.

The primary function of Brintons Patio Magic products
is to kill green mould, algae and mildew and you will normally see
the results of this within 2-4 days.
Where mould/algal growths have turned black, in the worst cases this process can take several months. The pigment in black mould can cause surface staining which will often remain even after the mould itself has been killed. Patio Magic will normally help to dissipate such staining over time, but may not completely remove the stains. Liverwort : Patio Magic does not kill liverwort, which can easily be confused with moss and which often inhabits the gaps in such surfaces as block-paved driveways. We suggest treatment with Weedol Max which is available from garden centres and DIY stores. Lichen : most lichens are extremely hardy. Though not designed for this purpose, Patio Magic will kill most lichens over a period of time, which may be anything from 2 weeks to 6 months. Thereafter, natural weathering will also take several months to remove the dead growths. Patio Magic has a secondary slow-acting cleaning effect on most surfaces.
This effect, which is helped by weathering, depends entirely on
a number of factors including ; the porosity of the surface, the
product dilution rate, the level of biological growth, exposure
to the elements and the weather conditions. In most cases, for
example an exposed non-shaded patio, the best results are often
seen anywhere from 2-4 months after treatment. Re-Growth and Maintenance This also depends on the factors mentioned above. As a guideline, we find that treated/exposed stone patios will generally be protected from re-growth for about 6-9 months after the first treatment, and often longer after subsequent treatments. Re-growth on wooden fencing will rarely occur within 12 months of treatment. If the treated area is permanently shaded or collects water run-off, algal re-growth will be quicker.

Children: Patio Magic is non-acidic and contains no bleach. But, as with any household cleaner, please take normal precautions and keep our products out of reach of children. Pets: as a precaution, keep pets and wildlife off the treated surfaces until they are dry (if they accidentally walk or sit on the wet surfaces, then promptly rinse their paws or fur in clean water). Once the surfaces have first dried after treatment, they will be entirely safe for pets. Plants: do not splash or spray directly onto plants ; if you do this by mistake, then simply flush them with plenty of water. Fish: do not allow any run-off into fish-tanks

Is it OK for my children to walk on my patio when I’ve just used Patio Magic? As a precaution you should keep your children (particularly if they are bare-footed) off the surface until the product has first dried. And, as with any domestic cleaner, always keep the container out of reach of children. |
If I use Patio Magic on my patio, will it be safe for my pets and other animals to walk on ? You should keep pets and animals off the surface until the product has first completely dried on your patio (this will often be about 4-5 hours). If they walk or sit on the damp or wet treated surface, then just wash their paws or fur in a little water. Once the surface has completely dried, it will be safe for pets and animals. « Back |
How about squirrels, birds and other wildlife ? The risk of any danger to wildlife is very low. We suggest you
discourage birds from drinking directly from the wet surface until
it has first dried after treatment, and other wildlife from walking
on it. |
Will Patio Magic damage my grass and plants ? It can do - therefore avoid spraying or splashing directly onto plants (particularly delicate ones) or grass ; if you do splash or spray them, then simply flush them with plenty of water. Hardy plants and trees will not often be affected, but you should nonetheless hose them down if you have sprayed them with Patio Magic by mistake. « Back |
There was some run off into soil by my patio and pathway – will it cause a problem ? A limited amount of run off into soil will not normally cause any damage to plants, and the product will naturally biodegrade over a period. If a lot of the product, or diluted product, has run off into a patch of soil, then you can flood the area with water from your hose. « Back |
When is the best time to apply Patio Magic? First of all the surface should be dry, otherwise the product
will not be so effective. |
What is the best way to apply Patio Magic? The most efficient and economic way to apply it is with a low-pressure
(manual pump-action) garden sprayer ; this will allow you to spread
it over the surface more evenly, and you will cover more m2 per
litre. |
Can I apply Patio Magic with a high-pressure sprayer ? Absolutely not ! High pressure power washers can easily damage the surface you’re treating by removing a fine layer of the surface, and you should particularly avoid splashing any of the product into your eyes. « Back |
Does Patio Magic contain chemicals ? Yes it does, in low but effective concentrations. Patio Magic is a broad-spectrum anti-bacterial and ant-viral disinfectant, a detergent, and has fungicidal/algaecidal properties. It doesn’t contain any bleach or acids and is very effective against mould, algae and mildew. « Back |
Does Patio Magic also remove Lichen ? There are very many varieties of lichens (which are algae-fungi
combination organisms). Although some are quite hardy, most will
be killed by Brintons. Some dead lichens will not be removed by
the elements. |
If the product is biodegradable, how does it continue to work for several months ? In fact it is “readily biodegradable” according to
OECD standards, which means that it degrades faster than just “biodegradable” products.
Nonetheless, a very small and diminishing quantity of the detergent
will remain absorbed, particularly on porous surfaces, for some
time, and will continue its cleaning action and prevention of re-growth. |
How long will it take to work ? There’s no clear answer to this, because it depends on a
number of variable factors : the type and porosity of the surface,
the type and level of the growth, the dilution rate, surface exposure
to the elements and of course the weather conditions (frequent
rain will help the detergent action). There are many millions of
varieties of mould, mildew and algal growths and all will react
in a slightly different way to the treatment. |
My concrete path seems to have gone rusty-brown in patches. What’s happening ? This is a reaction in the growth to the treatment, and the dead growths can be finely ingrained on the surface. As the mould is killed the detergent action will slowly react with weathering, and the discolouration will dissipate. This can take anywhere from days to (very exceptionally) several weeks, depending on how ingrained the dead growth is on the surface. « Back |
Can I use Pation Magic to clean my bird-bath ? Yes : empty or drain your bird-bath and leave it to dry before treatment. After treatment, leave it for several days and then rinse it out thoroughly with water before re-filling and replacing it. Because the presence of water in bird-baths encourages rapid algal growth, re-treatment will often be needed more regularly than on other surfaces. « Back |
Can I use Patio Magic on marble ? Delicate surfaces such as marble and alabaster : we suggest you treat a small discreet patch first. The deep veins of marble can contain green or black mould and, while there is a chance of discolouration of the mould after treatment, removal of the dead spores by weathering will not be possible in most cases. « Back |
What is the shelf life of Patio Magic? The product has a virtually unlimited shelf life. If left outside the label and the liquid colouring may fade, but the product will remain effective for many years. « Back |

What is the difference between Patio Magic and MMC-PRO ? Both products should be diluted 1:4 (or up to max 1:9), but MMC-PRO is a more concentrated version of the product for use only by professionals and contractors.
